[B] Scope of Service:
(1) Vendor needs to provide consulting services to the government authority located in Warwick, RI.
- Conduct a full site inspection of the property;
- Research and collect property and market data from local government records and other sources deemed reliable
- Evaluate and incorporate the highest and best use as a residential A-7 subdivision;
- Research and collect data to satisfactorily apply the sales comparison approach to value
- Determining the average costs of new build, single family housing structures on A-7 lots in the local area.
- Determining development costs to include design, approvals, physical infrastructure, and related holding costs.
- Consideration of current market conditions.
- Formulation of a value conclusion and preparation of a final restricted appraisal report
(2) Contract period will be for one year.

Performance of the work will be Offsite. Vendor needs to carry work in their office location.
