(1) Vendor needs to provide property management services to the government authority located in Rhode Island.– Meet with subcontractors (e.g., plumbing, fire suppression testing and inspection, alarm system, elevator, fire extinguishers), and vendors for entry to building upon request by Dept. of Housing within 48–hours of request.– Maintain a building register to record building access and use.– Communicate subcontractor estimates and inspections with Dept. of Housing upon receipt.– Notify Building Management in writing of major repairs or additions to support building functions, code compliance and safety.– Take troubleshooting and emergency calls for building throughout the year. Service should be able to respond within 2 hours of receiving notice, this includes being able to be at the premise to deal with emergency situations.– Check all emergency lights and exit signs are working properly during each visit to comply with local code requirements. Submit written record of issues to building management.– Troubleshoot alarms for sprinklers and fire systems, etc. during each visit. Submit written record of issues to building management.(2) All question must be submitted no later than December 2, 2024.
