(1) Vendor needs to provide owners program manager services to the government authority located in Providence, RI.
- Organize and schedule all project related meetings throughout this phase.
- Coordinate and attend outside agency meetings as required.
- Prepare all meeting minutes and distribute throughout this phase (minutes must be returned promptly for comments and final distribution).
- Prepare overall project schedule.
- Assist the state with developing RFP's as may be required.
- Design, bid or build delivery approach has been selected for this project.
- Attend pre-bid meeting as may be required.
- Assist the state with addenda inquires.
- Attend pre-bid opening.
- Assist the State with evaluating, negotiating and preparing contracts for construction.
- Ensure that substantial completion certificate is complete by contractual date.
- Ensure that require warranties, record documents, operating and maintenance manuals have been received from the contractor per the contract requirements.
- Review all close out documents for completeness in accordance with contract document requirements.
- Ensure that training and onboarding sessions with new building occupants is scheduled and carried out.
- When construction commences, the contractor will be responsible for uploading all construction related documentation to the cloud. Oversee contractor and manage the use of this system to ensure compliance and completeness of documentation.
- Coordination with state commissioning, envelope and registered roof observer consultants for peer reviews during design and subsequent construction administration services.
- Coordination with state special inspections and testing consultant.
(2) A contract period will be for two years.
