[A] Budget: Looking for proposal
[B] Scope of Service:
(1) Vendor needs to provide operation and management services to the government authority located in Portsmouth, RI.
completely new business or enterprise model that satisfies the following basic elements.
- Maintains acceptable material status of the property and adjacent grounds.
- Includes a plan for long-term capital improvements.
- Provides adequate physical presence to ensure the continuous safety, security and physical monitoring of the facility. It is expected the proposer will provide 24/7 “on site” presence.
- Allows for public and town use of the facility and immediate adjacent grounds.
- Includes a plan that integrates public access to and use of the former School property and water access.
- Continues a profitable business model that covers operating and maintenance expenses and continues to return revenue to the town as “revenue share.”
- May provide exclusive catering or other services but must propose discounted catering fee structure for agency residents holding special events on the property.
- Includes provisions for discounted fees for Portsmouth residents.
- Allows for town-sponsored non-revenue generating (no-fee) meetings and events
- Integrates efforts with the agency that are consistent with their by-laws (Attachment B).
- Demonstrates understanding that police details are to be at all events and events must meet Fire code requirements.
- Provides assurance that special events insurance coverage will be obtained by event sponsor.
- Provisions for professional landscape, gardens and grounds care and maintenance.
- Provides for the preservation and maintenance of the historical aspects of the
property.
(2) All question must be submitted no later than January 14, 2022.
